In some cases when you drive through established neighborhoods you can easily tell about what year the homes were built. That doesn’t mean, though, that even older homes can’t be appealing in today’s real estate market.

Knowing what is trending and using that knowledge to spruce up and modernize the exterior of your home will not only increase its curb appeal but can also increase the selling price if you plan on moving in the near future.

Home improvement projects such as installing new siding and gutters as well as sprucing up the trim can really make an impact.

Since the pandemic when homeowners were spending more time at home under stressful conditions, there has been a movement to bridge the traditional gap between the inside and outside of homes.

Homeowners are bringing the serenity of nature into the home through the addition of larger windows and by extending the width and height of door openings.

They are also adding outdoor living spaces such as outdoor kitchens, fire and water features, outdoor entertaining areas, and decorative lighting. An added benefit is that extending living space into the outdoor space makes a home feel bigger.1

Gutter Accents

There is also a trend to mix textures on the outside of homes. A popular way to do so is to add wood accents, bringing in earthy tones and natural elements.2 Copper is being used as an accent on gutters, caps, finials and snow guards.3 Oher metal accents are also popular, but copper and other metals are more costly than wood.

Siding Accents

Homeowners are also using stone and vinyl combinations, as well as varying different siding textures such as using lap siding for the majority of a home’s exterior and using cedar shake as an accent in areas such as the peak of a home or garage.4 Board-and-batten siding is also popular, giving homes the modern farmhouse look.

Exterior Color

Color is also a useful element to employ when updating a home. Dark colors are trending for home exteriors. Dark colors, like black, are being used as accents either in one specific area, such as on a front door, on window frames or over large swatches on the exterior of a home.5

Even if a homeowner chooses to go with a darker color for siding, today it is acceptable to ditch the traditional rule of thumb that you need to use light colors for doors, windows and shutters if you have dark siding. Now it is perfectly acceptable to use dark on dark in your exterior design, provided that you include a lighter colored accent to break up the dark landscape.6

Roofing Trends

There are also trends in roofing. Metal roofing is gaining in popularity but so, too, are roofs with architectural asphalt shingles. Architectural shingles cost more than 3-tab shingles but they are more durable because they have stronger laminated bonding and granules on top.

These features give architectural shingles the “appearance of more expensive materials such as cedar shake and tile.”7 Owens Corning comes out with their shingle color of the year each year. In 2022 it was Bourbon. In 2023 it was Midnight Plum and this year it is Williamsburg Gray. All of these colors reflect a trend toward the popularity of darker roof colors.
